Arizona Traditions is the preferred 55-plus Active Adult Retirement Community for those retirees wanting a gated, smaller, more intimate community. It has a small-town feel that is very different from the big popular retirement communities. Arizona Traditions sits on 718 acres and is located on Bell Road in Surprise, Arizona.

The focal point of the community is the 18-hole Tom Nash golf course. It's the first thing you see as you come through the main entrance gate, and its landscape meanders throughout the entire community. The active adult lifestyle, wonderful amenities, affordable homes, and feeling of community make Arizona Traditions a choice worth considering to call home in your retirement years. The community is age-restricted, with at least one person on the title being 55 or older. The price point for homes is considered average.

The Retreat

Continental Homes originally planned for 1,772 homes to be built in the community. In 2,000, DR Horton took over, and the market boomed. The housing bull in the mid 2,000’s saw sales so good that DR Horton bought a small parcel of land to the west of the community to incorporate it into the Arizona Traditions subdivision.

This addition is called The Retreat at Arizona Traditions. The homes are newer, with the last ones being built in 2013. The Retreat has its own gated entrance that is guarded and separate from the original Arizona Traditions. For the convenience of the residents, the Retreat also has its own small clubhouse and pool.

A canal separates the Retreat from the main community. So, a small footbridge was constructed across the canal, leading to the main community, so Retreat residents can ride a golf cart or walk across the bridge to enjoy all the main clubhouse has to offer or play a round of golf.

Real Estate

The community was started by Continental Homes and completed by DR Horton, with a total of 1,895 single-family homes. Homes were built with a blend of contemporary and traditional architecture. All the floor plans have 2 or more bathrooms. You will find many variations of the different floor plans.

The newer homes have all the latest energy efficiencies, upgrades, and open floor plans. Home energy efficiencies were prioritized when the community was built, including dual pane windows, Low-E glass windows, and a high-efficiency electric air conditioner with a 13 seer rating. Other upgrade highlights included a 40-gallon gas water heater, insulated exterior wall assembly with composite rating of R-19 and R-30, copper wiring, aqua-pex plumbing, post-tension slab foundation, and an in-wall pest defense system.

All the homes are single-family one-story with floor plans ranging from 1,052 square feet to 2,319 square feet. There are over 23-floor plans to choose from, with every home having 2 or more bathrooms.  Homes for sale range from the low $300,000 to $500,000 plus. Desirable golf course homes start in the low $400,000 and pool homes from the upper $300,000.  The most popular time to buy, like in all the active adult communities in the area, is during season, which is January through April.

The amenities include an 18-hole golf course, a 20,400 square feet recreation center, three swimming pools, tennis courts, pickleball courts, bocce ball courts, biking paths, and a softball field. There is a walking trail with stretching-exercise workout stations. Into workout classes? Perhaps water aerobics, yoga, or pilates classes are for you. For those that want less strenuous activities, choose from playing cards, bridge, and other board games. There are many clubs to join, like the RV or singles club. Stay busy or not, you can be as active or social as you like. There is something for everyone.

Clubhouse

The community recreation center or clubhouse is the central hub for most of the community's activities. The community center is 20,400 square feet and has a well-equipped workout center, woodworking shop, stained glass studio, ceramics and pottery studio, sewing and quilting center, and library. There is also an 8,300-square-foot ballroom/auditorium with a kitchen that can hold up to 700 people. Dinners, dances, and various entertainment are held there regularly, with season being the busiest time of year. After a round of golf, many residents enjoy a beer or cocktails while socializing or relaxing at the sports bar. There is an outside fire pit with spectacular mountain and sunset views.
