August Housing Numbers in Sun City Grand
Inventory is way down in Sun City Grand, with just 88 homes for sale in August. Last year, in August, there were 127 listings. That’s a -30% decrease. There were only 1.68 months of inventory. Homes are selling, with 38 sold and 36 pending in August. Pending listings are up 33.3% from last August. Last year in August, there were 27 homes pending. 55 new listings came on the market, but more are needed to keep up with buyer demand. The average list price per sq ft is $169. The average days on the market in August was 92 days, and homes were selling for 97% of the asking price.
The pending graph below shows that 3/4’s of the homes going under contract in Sun City Grand are priced at $355,000 and under. It is normal for higher-priced homes to stay on the market longer as there are fewer buyers.

Currently, there are 128 homes for sale in Sun City Grand. The median list price year to date is $289,000, and the median sale price is $272,000. The average list price per sq ft is $174. To date, 471 homes have sold compared to last year at this time, as 381. That’s a 23.6% increase. The number of homes for sale (active listings) year to date is up 6.7%. Sun City Grand is a strong seller’s market.
