PebbleCreek Real Estate Market Update July 2017
Over the past 12 months, PebbleCreek saw the median home sale price jump from $306,000 to $345,000. That’s a 12.75% increase from last year at this time. The median list price was up from $339,000 to $349,000, a +3.22% increase over last year. Average days on the market increased from 76 to 80 days, and months’ inventory dropped -by 4.5%. The chart below also shows almost a -10% drop in the number of homes listed over a 12-month period, 249 in 2017 compared to 275 in 2016. No wonder buyers have been feeling a pinch in home choices with inventory so low.
Year-to-date numbers
Year to date, there were no PebbleCreek homes sold on the MLS for under $190,000. There was one home that sold for $750,000 (high). Notable sold home price range increases in the last year
$400k – $500k 50% increase
$550k – $750k 133% increase

In June, there were 22 homes sold in PebbleCreek. We saw the normal seasonal drop in new listings, with just 15 coming on the market. There are currently 64 homes for sale, with 12 pending.
