After the roaring success of Del Webb's first community, the builder moved down the road and built its second Retirement Community called Sun City West. This wonderful community is located in the North West Valley of Phoenix, Arizona, in Maricopa County. It's virtually across the street from Sun City Grand. It is considered one of the area's most popular and affordable retirement communities. Del Webb began building the community in 1978. The community sits on 7,100 acres with almost 17,000 homes. Homes range from $180,000 to $1 million+. Real estate is affordable; you can find large lots with beautiful mature desert landscaping.
Amenities include four recreation centers, nine golf courses, six pools, and many wonderful clubs and activities to keep you busy from dusk to dawn. The community is focused around a town center with homes spreading out in a circular fashion from the middle. You need not go outside this retirement community as it is self-contained, with almost everything for everyday living on your doorstep. You can get just about anywhere in the community within 15 minutes when driving a golf cart or car. The town center includes a variety of retail stores for your convenience, including three supermarkets, drug stores, hardware stores, and restaurants. The sales tax for purchases is among the lowest in the country, and there is no sales tax on food. You will also find a post office, library, banks, and Del Webb Hospital.
To the delight of home buyers, many homes are in a low-tax area where homeowners pay no school taxes (more information below). Sun City West is a 55+ age-restricted community. One person on the title must be 55 plus.

Combined, these recreation centers offer six swimming pools, 27 tennis courts, 15 pickleball, racquet/handball courts, 14 bocce courts, 30 bowling lanes, miniature golf, outdoor and indoor walking tracks, 32 lawn bowling rinks, and one softball court. There are two dog parks, one for small dogs and one for large ones.
