Currently the real estate market in Sun City Grand Retirement Community is slanted towards a seller’s market. There was a fair amount of activity during the off season when the snowbirds were gone and now as they return busier than usual. Currently, in October, there are 143 homes for sale compared to 90 last year. More sellers are putting their homes on the market sooner with the hot seller’s market. There is 2.88 months of inventory which is low as 4.0 months of inventory is considered a balanced market between buyers and sellers. The average price of a single family is $268,195. Average days on market in September was 117 days with homes selling on average for 97.5% of asking price. Homes that are priced right are selling at or above asking price.
