PebbleCreek Active Adult Retirement Community is a gated community located in the North West Valley of Phoenix in Goodyear, Arizona. This 40+ community is known for its 5-star amenities and great location to downtown Phoenix and the airport. Views of the White Tank Mountains and the Sierra Estrella Mountains are common sights throughout the community. PebbleCreek is all about being an active adult.  It’s up to you whether that’s a physical activity like golf and pickleball or socializing while participating in the many clubs and activities available. It offers a distinct country club atmosphere with world-class resort-style amenities, including two clubhouses, four pools, and two golf courses. The price point of homes, compared to other communities, is rated above average.

Driving through the community, you will see well-maintained homes and streets, lush green golf courses, several small lakes with water features, and towering palm trees. Resale homes start in the low to mid to upper $300"s with some of the most expensive homes well over 1 million dollars. Robson Communities began developing the community in 1993. New homes are still being built today with the latest floor plans.

The community is split into two sections, with PebbleCreek Parkway as the dividing factor. The original side is called Eagles Nest, and there you will find older homes with larger lots and mature landscaping. The newer side is called Tuscany Falls. Both are gated and have their respective clubhouses called Eagles Nest Club House and Tuscany Falls Club House.  Residents can use all amenities regardless of which side they live on. The community is a popular choice for younger retirees, but you will find all retirement ages. As an age-restricted retirement community, 20% of homeowners can be 40 years old, with the rest 55 plus.

Real Estate

The most sort after homes are on the golf course with water and mountain views. Of course, these are the most expensive homes.

Robson Communities is the builder of the community. They build and operate several retirement communities in the Southwest.  Robson began building PebbleCreek in 1993, starting with the Eagle's Nest side. Later came the Tuscany Falls side, which is still being built today. Construction of all the single-family homes is block construction, and all of the recently built homes have post-tension slabs. The garage floor will show a stamp in the garage if the home has it. When build-out is complete, there will be around 6,500 homes on 2,300 acres. PebbleCreek real estate is appreciating and is currently in a shifting market towards buyers.

Who lives here?

Here are the demographics. The current population is 5,256, with a median age of 65. PebbleCreek's median household income is $77,113, and the average household net worth is $488,937. In 2017, 80% of new-build home buyers purchased their primary home.

Resale

Resale homes can vary in size from 1,110 to close to 3,500 sq ft. Most of the homes are single-story with a few two-story floor plans on both the original side of Eagle's Nest and the newer side of Tuscany Falls. There were originally 18 models to choose from, with many different options like three-car garages and bonus rooms. Now there are well over 50 floorplans. Homes on the golf course, preserve or backing to a common area, like a walking path, can be the most sought. But they also come with a much higher price tag. Prices for resale range from around $375,000 to over 1 million dollars.

Buyer Tip: How you search PebbleCreek
The correct spelling of the Robson’s Goodyear retirement community is PebbleCreek. It is one word. Most buyers search PebbleCreek as “Pebble Creek”-actually, two separate words. This is incorrect. The term that gets the most Google and searches engine attention is the two-lettered version. (Don’t worry the search engines know and compensate for misspellings.)

PebbleCreek Amenities include three outdoor resort-style pools.

The clubhouses are 5-star. Eagle's Nest is an impressive 40,000 Sq.Ft. The luxurious clubhouse is the hub during social hours.  A second clubhouse called Tuscany Country Club is just as impressive. Highlights include Toscana’s Restaurant, a 395-seat theater, ballrooms, and a new state-of-the-art Sports Club. You can work out, take classes or swim in the indoor or outdoor resort-style pools.  You will find many outdoor activities, including golf, tennis, pickleball, and bocce ball. There is even softball at E. J. Robson Softball Field. There are three outdoor pools and one indoor. The newest pool is on the Tuscany side, close to where the new villas are being built. Known as the Oasis Pool, it's the place to cool off and visit with friends during happy hour. Residents are welcome to use either clubhouse and all the amenities.

Like all retirement communities in the West Valley, there are many clubs and activities to choose from. Residence put on plays and musicals. Outside acts are brought in, too, for your entertainment pleasure. Karaoke is Tuesdays, and there is often a themed buffet night. Many use their golf carts to get around the community to events like these.

In conclusion

To sum it all up, PebbleCreek is a great active adult retirement community to consider if being close to Phoenix is essential, you want a gated and high-end retirement community. Buyers that consider this community also consider Trilogy at Vistania, Sun City Grand, Victory at Verrado, and Sun City West.
