November Snapshot (we are always one month behind in data)

PebbleCreek Sold Homes up over 150 percent in November. Sellers came into the market early in October with the most new listings so far this season. In fact, PebbleCreek has had more new listings than normal since August. As a result, 18 homes sold in November compared to 7 last year during this month. That’s a 157% increase. With so many homes selling, pending homes were down-16.7% but sellers responded with 32 new listings in November compared to 27 last year. The number of homes for sale in PebbleCreek in November was down -15%. With the holidays, it will be interesting to see if more sellers come into the market and if sales slow in December.

Last 12-month housing trends in PebbleCreek

PebbleCreek home values are up 3.64% over the past 12 months with a median sale price of $342,000 compared to $330,000 last year at this time. Over this 12 month period, average days on market are 77 days with month’s inventory at 2.95 months. Last year there was 3.78 months of inventory. So far this year, 371 homes have been listed compared 374 last year at this time. 253 homes have sold compared to 211 last year at this time. That’s a 20% increase. Keep in mind, this does not include new build or spec homes that were not placed on the MLS.

Looking at last season in PebbleCreek (Oct 2017-June 2018) these were the top months for new listings, homes on the market and homes sold.
