Phoenix’s West Valley 55+ communities are very popular with retirees. The promise of over 300 days of sunshine, mild weather, an active lifestyle, and a low cost of living attract many seniors to these Active Adult Communities. Del Webb’s Sun City is the oldest and largest 55+ community, with close to 26,000 homes. Highlights of this community include affordable homes, one of the lowest yearly recreation fees, 7 recreation centers, 11 golf courses, and 7 pools. There is a floor plan for everyone in Sun City, with over 300 different floor plans to choose from. Home prices in Sun City range from $90,000 to over $700,000.

Sun City West was the next community Del Webb built starting in 1978. Smaller with almost 17,000 homes, Sun City West attracted a younger retiree. Sun City West is centered around a town center sprawled in a circle. You can get almost anywhere in the community on a golf cart within 15 minutes. Sun City West has 4 recreation centers, 9 golf courses, and 6 pools. Pickleball and, of course, golf are big there, along with lots of clubs and activities. Homes in Sun City West are newer and more expensive than in Sun City. Their yearly recreation fees, however, are higher than Sun City but still highly reasonable.
Several other Active Adult Retirement Communities have been built in the Valley of the Sun over the years. Some of the most well-known include Sun City Grand, PebbleCreek (a gated Community in Goodyear), Corte Bella (known as the Country Club Retirement Community), and Arizona Traditions. As you can imagine, homes in the newer communities are more expensive. Their yearly recreation fees are higher, too.

Golf Retirement Communities in Phoenix are still being built, with many located in outlying areas. These more remote newer Retirement Communities include CantaMia and Sun City Festival. CantaMia is a lake-focused 55+ community and a sub-division of the Estrella Mountain Community in Goodyear. It does not have a golf course, which isn’t a problem for most residents, as the closest is conveniently a few miles away. As with the original Del Webb communities, businesses and working families will move in to support these newer active adult communities.
Two other 55+ communities of note include Trilogy at Vistancia and Victory at Verrado. They are a part of a larger all-ages master-planned community. Trilogy at Vistancia is located in Peoria and is gated. Victory at Verrado has many housing options, including a gated section. Both Communities are high-end, with state-of-the-art clubhouses and numerous clubs and activities. It’s all about the amenities and resort-style retirement living.
