November Snapshot (we are always one month behind in data)

Sun City Grand Pending Listings down over 50% in November- Pending listings were way down in November, -53.7% to be exact. There were only 25 pending homes compared to 54 last November. Perhaps in December, more homes will go under contract than normal to make up the difference. The number of homes that sold was slightly up in Sun City Grand, 60 homes sold compared to 55 last November. New listings were down -25% and active listings were down -30%. Will be interesting to see how this affects the number of homes that sell in December.

Average days on market was 47 days compared to 60 days in November last year. That’s a -21.67% decrease. The median sale price was $319,500. Homes in November sold for 98.2% of asking price and there were 1.63 months of inventory. That’s a-33% decrease in home inventory from last year.

Current December numbers

There are currently 102 homes for sale in December with 33 pending.

Last 12-month housing trends in Sun City Grand

Sun City Grand home values are on average up 4.4% over the past 12 months. The median sales price is $282,000 compared to $270,000 last year at this time. Over this time period, average days on market are 54 days compared to 74 days. That a -27% decrease. Month’s inventory is at 1.65 months compared to 2.99. Months Inventory is down -45% year to date. So far this year 730 homes have been listed compared to 910 last year at this time. That’s a 20 % decrease. 597 homes have sold compared to 609 last year at this time.
