Sun City West slanted towards a seller’s market in January 2015-

It’s January and season is in full swing in Sun City West Active Adult Retirement Community. Here is a quick snapshot of the real estate market numbers in the community. So far in 2015 we’ve seen an active year similar to last year in number of listings. The number of sold listings however have been down just a bit bumping our month’s inventory up to 3.16 in January compared to 3.01 in the same month last year. The good news for home sellers in Sun City West is that homes prices are up with the average price at $180,467.00

In January the numbers are as follows

154 New Listing
240 Active Listing
76 Sold Listing
3.16 months inventory
62 CDOM (days on market)

Homes for sale in Sun City West are selling for about 95.9 percent of asking price which is down from December 2014 which was 97.2. For homes not selling the average price drop was -6.43 in January. This is less than the past few months so perhaps with the lower months inventory there is a bit more buyer competition. Sun City West month’s inventory at 3.16 indicates the real estate market is leaning towards a seller’s market. This number tells you how many months it would take for all the current homes for sale in Sun City West to sell, given a month’s sales volume. Four or five months’ supply is average and considered a balance market between buyers and sellers. Should be interesting to see what happens with February numbers.
