Sun City West Sees Upward Trend In Home Sale Prices & Dip In Contracts

We have seen a dip in the number of pending transactions in Sun City West over the last 30 days. This has resulted in the lowest levels for contracts in three months. While 90 homes went under contract, there were 142 completed sales. Trending to a 5-month high, home sale prices are on the increase.  The average sold sale price was $219,713 in April compared to $211,408 in March. The number of homes for sale in the community was near a record high. There were 223 homes on the market in April.  March topped the charts with 230 homes.  We may be setting a new record in May as there are currently 236 homes listed, with homes selling for 97.4% of the asking price.  The average days on the market are only 52 days, With just 1.68 months of inventory, we are most definitely in a seller’s market.
