 Sun City Grand is a popular choice for many retirees. As a real estate agent specializing in Phoenix retirement communities, I have worked with many buyers who have chosen to purchase a home in the community. In fact, it’s one of the top three I sell the most homes in. Many buyers explore a few other communities simultaneously, so I often get asked why they should choose Sun City Grand. After explaining the same thing many times, I finally wrote an article to refer my clients to.  So whether you are a client or a soon-to-be one, let’s explore the top 5 reasons to retire in Sun City Grand.  They are in no particular order.

1. Great Location

Sun City Grand is conveniently located about 41 minutes from the Phoenix Airport in the North West Valley of the Sun. The community resides in the city of Surprise, Arizona. You will find lots of grocery and retail shopping choices, as well as many restaurant options close by. The closest big mall is Arrowhead Shopping Mall in Glendale. To the delight of many residents, 2 baseball teams hold spring training about 5 minutes away. There are many medical services, with the closest hospital being Del Webb Memorial Hospital in Sun City West. Another perk of the location is the close proximity to the White Tank Mountains. Views of the beautiful White Tank Mountains are seen often as you move about the community.

Sun City Grand’s amenities are world-class as a newer retirement community. Amenity highlights include 2 recreation centers, 4 pools, and 4 golf courses. You feel like you are at a 5-star resort lounging by one of the resort-style pools or getting a facial at the spa. The outdoor pools have golf course views, towering palm trees, and thick cushioned chaise lounges for your enjoyment. The recreation centers are luxurious and the workout facilities are state of the art with all the right equipment. You will also find well-cared-for tennis & pickleball courts, a softball field, 2 doggie parks, and much more. The community is maintained beautifully, with regular updates and remodels.

3. Sun City Grand has Affordable Newer Homes with Low Taxes

Del Webb started building Sun City Grand after completing Sun City West. The community is Del Webb’s third active adult community. The first home was constructed in 1996, with the last home built in 2006. So, compared to some of the other area’s retirement communities, Sun City Grand is newer. Many homes have the latest desirable open floor plans with great rooms with no formal living or dining room. Some of the most sought-after homes are on the golf course, back to a preserve or common area. Arizona’s real estate taxes are very reasonable compared to other parts of the country. You can purchase a $400,000 home and expect to pay less than $3,000 yearly in real estate taxes.

4. Great Winter Weather

So, with over 300 days of sunshine, the community appeals to many retirees from cooler climates. Much to their delight, there is no snow to shovel or car window shields to scrap. January through the end of April is considered high season for snowbirds flocking to Arizona to enjoy the warm, sunny weather. Outdoor activities are very popular and extremely busy during season.  There is so much to choose from, whether that’s Golf, pickleball, biking, or a happy hour out on the back patio with friends.

5. Well Maintained Homes and a Strong HOA

Sun City Grand has a strong HOA that ensures the community is well-maintained. The HOA is self-managed and HOA reserves are substantial, allowing them to update and make improvements regularly. Common areas include 2 main entrances, golf courses, amenities, and beautiful water features. Pride of ownership shows throughout as homeowners keep both their yards and homes well-maintained. When you buy a house here, the HOA inspects the exterior and yard to ensure any infractions are fixed before a house closes.

So, to sum it all up, if you are looking for a newer retirement community with world-class amenities and affordable homes, this retirement community may be for you.
